System Requirements

Only two features use the local AI model, so there are two sets of requirements. Running everything takes about 16 GB of RAM on an Apple Silicon Mac, or 16 GB of RAM plus a graphics card with 8 GB or more of video memory on a PC. With the local model turned off, 8 GB of RAM and a 4-core processor cover everything else.

What needs the local AI model
Only two features use it. They run through Ollama on your own computer.
- Comp analysis: On the Comps tab. Reads each listing for condition, parking, remodel year, and other details the value grid uses. Takes about 15 to 20 seconds per home.
- Parcel number lookup from disclosures: Used as a fallback when the city records search can’t match the address.
What works without it
Everything else. Listing and photo saving, listing status checks, city permits and complaints, seller disclosures, OCR, maps and site constraints, floor plans, terrain, rental comps, saved searches, semantic search, Ask AcrossTown, and exporting property bundles all run with the local model turned off.
Why the memory numbers are what they are
- The app itself: The desktop app, the Chrome window it uses to collect listings, and its background jobs use about 2 to 3 GB of memory while working. Floor plan and OCR processing add a little on top.
- Semantic search: Uses a small 23 MB model that runs on the processor, so it fits easily on an 8 GB computer.
- The local AI model: The default model (Gemma 4 E4B, with an 8K context window) is about a 10 GB download and uses roughly 8 to 10 GB of memory while loaded. That’s why 16 GB is the minimum. On an 8 GB computer you’d need a smaller model, and results would likely be less accurate.
Why the disk numbers are what they are
The app, which includes everything it needs except Chrome, takes about 1.1 GB, Chrome about 0.5 to 1 GB, and the AI model about 10 GB. Each saved property, with its photos, documents, and reports, takes about 50 MB.
A note on these numbers
