Rent out your place the right way

Set the rent from real comps, know your returns, follow the local rules, screen applicants fairly, and publish one listing to five rental sites.

Get a suggested asking rent from nearby rentals and their days on market. Rental economics measures returns on your own basis, using your loan payment and tax bill, and uses the rent pricing estimate when you haven’t entered a rent.

Tenants and screening

Track applicants, check each one’s income against three times the rent, and record the signed lease. Write your screening criteria once and every applicant is checked against them the same way, then the ones who qualify are ranked by payment risk and how well they fit what you want, like a short vacancy or a longer lease. Protected characteristics and criminal history are never collected.

Lease check and condition report

Before the lease goes out, check it for missing required disclosures and deposits or fees over the legal limits. Record each room’s condition with photos at move-in and move-out, and the report tracks the deadline to return the deposit with an itemized statement of any deductions. (California rules.)
